Real Estate Associate Broker Licensing State Requirements Required Education Colorado requires you to successfully complete a state-mandated 168-hour associate broker education program in order to be eligible to sit for the actual real estate broker licensing exam. Once you enroll in a classroom or home study program, we will ship you your books. The very first thing to do is ready the User’s Guide included with your materials. This will explain everything you need to know to get the most out of the program. If you’re taking the program online, you’ll receive an email with instructions for accessing the online lecture series. Log in and watch the orientation. Step 3: Finger Printing & Background Check Before the Colorado Real Estate Commission will grant you a license to sell real estate, they require to first submit a set of fingerprints to the Colorado Bureau of Investigation (CBI) in order for CBI and the FBI to perform a routine criminal history background check. Since it can take several weeks for CBI and the FBI to complete this process once they receive your fingerprints, you should start early. It is not unusual to begin this process before you have started reading your first module prior to attending your first class. Come by our Denver location to get fingerprinted today. Walk in fingerprinting hours are 9:30 AM – 11:30 AM each weekday. Step 4: Complete the Success Package Work your way through our program. Use the results on your exams throughout the program and especially in Exam Prep to determine when you are ready to take the actual licensing exam. About the Exam Locations and Exam Days The testing service called PSI administers the Colorado Associate Broker Licensing Exam at six Colorado locations. More information about PSI may be found at their website www.psiexams.com. Length of the Exam The National portion of the actual licensing exam is 120 minutes in duration and consists of 80 multiple choice questions plus several unscored “experimental” questions. The State portion of the examination is 110 minutes in duration and consists of 74 multiple choice questions plus several unscored “experimental” questions. PSI offers several ways to register for the exam, including over the phone, online registration, by mail, and via fax. ONLINE REGISTRATION You may register for an exam online by creating an account with PSI at their website www.psiexams.com. You will be prompted with step-by-step instructions on how to reserve your exam date and location. FAX REGISTRATION You may register for an exam by faxing the Fax Reservation Form found in the Real Estate Candidate Handbook. The Fax number for this form is 1-702-932-2666. This service is available 24 hours a day, seven days a week. The completed form should be faxed at least 4 business days before the desired exam date. A confirmation of the reservation will be returned by fax within 24 hours of receipt of the faxed request. While your test reservation may be made as few as three business days prior to an exam, your chances of getting the date and location of your choice increase the further in advance you register. What does the exam look like? The exam is divided into two separate portions. The National portion has 80 multiple-choice questions, and the State portion has 74 multiple-choice questions. You have 2 hours for the National portion and 1 hour 50 minutes to complete the state portion of the exam and must score approximately 75% or better on each portion to pass. The exam is administered on a PC with a standard mouse and keyboard. The PC eliminates the use of paper and pencil answer sheets. What should I bring with me to the exam? A Certificate of Eligibility showing you have successfully completed the education requirements. 2 forms of identification with signatures (one must be a government-issued photo identification) The confirmation number provided when the reservation was made Calculators are NOT permitted to be brought into the exam. A calculator will be provided.
When can I expect my exam results? Your official score report is delivered immediately upon completion of the exam. Application Procedures An applicant for a Colorado Associate Broker's license must: Be at least 18 years old. Complete 168 hours of Commission-approved licensing real estate education, and receive proof of this education from their school (form REC 33). Pass both the National and State portions of the Colorado Broker Licensing Exam. Within one year of passing the Colorado Broker Licensing Exam, submit a Broker’s License Application (provided by the Colorado Real Estate Commission) and all supporting documentation, including a fingerprint form. An employing broker must sign the application, and proof of Errors and Omissions Insurance must also be provided. Lastly, the license fees must be paid in full.
If you are currently licensed as a salesperson or broker in another state, some of these requirements may be amended. Please contact the Colorado Real Estate Commission for details. Real Estate Broker CE State Requirements Required Education Effective April 17, 2008, licensees are now required to complete 12 hours (3 different versions) of the mandatory 4-Hour Annual Commission Update Course as part of the required 24 hours of continuing education prior to applying to renew an active license, activate an inactive license or reinstate an expired license to active status. Licensees must complete 12 hours (3 different versions) of the 4-Hour Annual Commission Update Course during the three-year renewal cycle under the following circumstances: 1) A real estate broker’s license expired on April 17, 2008. The licensee must complete 12 hours of the update course by their anniversary date April 17, 2011 in addition to another 12 hours of elective continuing education topics. 2) When a real estate broker’s license expires after April 17, 2008, the licensee must complete 12 hours of the 4 hour mandatory update course during the licensee’s new three-year renewal cycle along with an additional 12 hours of elective continuing education.
The remaining licensees who, as of April 17, 2008, are in a partial three year renewal cycle must complete only 8 hours of the 4-Hour Annual Commission Update Course and an additional 16 hours of elective topics prior to applying to renew an active license, activate an inactive license or reinstate an expired license to active status. However, once the license is renewed, the licensee must complete 12 hours of the Update Course during the new three-year renewal cycle. Licensees are still required to meet the full 24 hour education requirement within each renewal cycle, and must complete the remaining hours in elective credits. In other words, if completing 12 hours of Commission Update Course credits, the licensee must also complete 12 elective hour credits. If completing 8 hours in Commission Update Course credits, the remaining 16 must be completed in elective hour credits. Please note: The 4-Hour Annual Commission Update Course is not the NAR mandatory Ethics Course that is often offered by the local Board of Realtor Associations. The NAR mandatory Ethics Course receives elective credits, not credit toward the 4-Hour Annual Commission Update Course. The Commission Update Course is a requirement for all active licensees. If you fail to complete these courses during each renewal cycle, and/or you fail to complete the additional hours of elective continuing education during a renewal period, you may be found delinquent on a continuing education random audit and assessed a fine under the license law. If you miss one of the Commission Update Courses during a license period, you may correct the delinquency by one of the following alternative methods of completing your full continuing education requirement: Take and pass the Colorado part of the Borker examination. Once in your life, complete the 24-hour Broker Administration course. Once in your life, complete the 24-hour Broker Administration course. Complete 48 hours in Colorado Contracts & Regulations AND 24 hours in Real Estate Closing. Total = 72 hours.
Continuing education delinquencies are enforced by random audit, and are generally disciplined by fines ranging from $250 to $600 depending on the severity of the delinquency and when the delinquent hours are made up.
